Today's situation in the housing construction market in Ukraine as a whole and in Odesa in particular can only be described as a construction boom. We assessed these construction volumes and identified the emerging trends.
The State Statistics Service calculated the number of apartments commissioned in 2017 across Ukraine, including Odesa Oblast. Odesa Oblast ranked third in volume after Kyiv Oblast (with Kyiv city) and Lviv Oblast. In Odesa Oblast, 720,000 square meters of residential space were commissioned, which is 25% more than in 2016.
If we compare in relative terms — the ratio of new area to population — Odesa Oblast took a modest seventh place with an indicator of 303 square meters per 1,000 inhabitants. Undoubtedly, the leaders are Kyiv and Kyiv Oblast — 770 square meters per 1,000 population; in second place is Ivano-Frankivsk Oblast — about 450 square meters per 1,000; followed by Lviv, Zakarpattia, Rivne, and Volyn Oblasts — ranging from 320 to 380 square meters per 1,000 inhabitants.
In terms of the number of apartments commissioned, Odesa Oblast surpassed Lviv Oblast and took second place — 11,340 units, of which 8,630 apartments were built in urban settlements and 2,710 in rural areas.
In Odesa Oblast, the smallest apartments are being built. The calculation includes both
apartments in multi-apartment buildings and private houses. The average area of
apartments in Odesa new buildings is 60.1 square meters. In Kyiv, a similar situation exists. The average area there is 60.8 square meters. This is likely due to the high price per square meter of total apartment area. Small apartments are also being built in Kharkiv. In the remaining regions, the average area ranges from 70 to 100 square meters.
If we look at the construction volumes in Odesa over the past few years, the peak in commissioned housing occurred in 2014. In 2015 and 2016, the smallest amount of area was commissioned. At the same time, the structure of the housing being built changed significantly. Whereas before 2013, multi-apartment buildings accounted for about 50-55% of the commissioned housing, from 2014 to 2017 this share increased to 70-80%.
